Deconstruction and pollutant cleanup

A new university dental clinic is to be built on the Rosental site. Three connected former laboratory buildings had to be demolished for the new clinic. Prior to the demolition work, a pollutant decontamination had to be carried out, as asbestos, PCB respectively CP and PAH were present in the buildings. Gruner was called in for the preliminary studies, project planning, tendering and realisation, including construction management.

One of the project's obstacles was the remediation of the PCB, as the colour coating had to be removed along with the top layer of concrete. The large quantities of pollutants were also a problem. For example, we found asbestos cords that consisted of almost 100% asbestos.

The obstacles in the area of dismantling included the decoupling of the buildings from the site in terms of energy and utilities and the fixed time windows for the work to protect the surrounding neighbourhood. As the buildings are on the edge of the site, site security had to be restored and the surrounding road and site lighting had to be adapted. As the demolition work was carried out directly on buildings in operation, special noise protection measures and vibration monitoring of the neighbouring buildings had to be implemented. In addition, the operation of the surrounding area had to be guaranteed. The construction logistics became even more complicated as the space was very tight.

Our services included the holistic remediation of hazardous substances, as well as clearing out and gutting, decoupling and energy isolation and vibration monitoring of the neighbouring buildings. We also carried out the mineral demolition and excavation pit stabilisation and coordinated the dewatering as well as providing specialist support in terms of noise and contaminated sites.
