Conversion of commercial and residential property Rümelinsplatz 1, Basel
Reconstruction and seismic retrofit
The residential and commercial building on Rümelinsplatz in Basel was built in the 1950s. In order to upgrade the rear of the building and make the flats on the upper floors more attractive, the building was partially demolished above the ground floor and an open backyard area was created. The building is 23 metres high and has a basement in the groundwater area. Gruner was commissioned with the project planning, tendering and realisation of the project.
The project had a number of special features and obstacles. The demolition and conversion had to be carried out in a very limited space, and the high installation density in the restaurant area required close coordination between the building services planning and the existing supporting structure. The existing retaining wall in the rear courtyard also had to be stabilised, and the foundations of the new retaining wall inside the building had to be built on the existing groundwater seal. Finally, the timber and trussed girders on the top floor also had to be adapted or extended.
Our services in the project included the structural design of the conversion work and the partial demolition. We also carried out seismic safety analyses and integrated improvements.
